Since 1975, Fulford Homes has chosen to cooperate fully with all Realtors in the sale of their new homes. We believe that when a Realtor trusts in our product for their reputation and, later, referral that we have to serve not only our home buyer but the Realtor community as well. We are always mindful that our communities are meant to build long lasting value, provide curb appeal and convenient locations...just a few of the attributes that Realtors look to provide to their clients as well. Fulford Homes is an affiliate member of the Realtor Association of Southwest Illinois and also works with agents from Greater Gateway Realtor Association and those from St. Louis, Missouri.

Procedures to be followed at all Fulford Homes New Home Sales Centers
- In order to insure credit for a sale, the Realtor® agent should accompany their client into the Fulford Homes sales center for registration (completed in full). Telephone or fax registrations may be accepted but it will be the Realtor®'s responsibility to follow up with the Fulford Homes Sales Manager for full information. If the client is not with the Realtor® or out of town, full registration information is still required. Full registration includes client's phone numbers & addresses, both local & out of town. Realtor® must authorize Fulford Homes Sales Managers with direct access to client for follow up information. Credit will stand unless the registered buyer is accompanied into our sales office by another Realtor®. Physical presence will take precedence over assumed client/buyer relationships. An introduction to the Fulford Homes sales representative on duty is also required.
- The Fulford Homes sales representative will show the display homes or plans to assist the potential buyer and close the sale, if possible. The Realtor® may assist in the process but it is not required. If more than one visit is necessary to close the sale, the Realtor® is not required to return with the client on subsequent visits for up to 30 days past the initial registration. The agent must accompany the client in person at least once during the 30-day registration period. Extensions of the 30-day period can only be made with mutual consent from the prospect & the Realtor® agent.
- If a sale is made, the Fulford Homes Community Sales Manager will prepare all necessary applications, contracts, plan approvals, lender forms, etc., involved and collect same for lender's approval. Fulford Homes staff will order title commitments and all necessary items to prepare for closing. Realtor® must only prepare forms required by the broker's office. Only Fulford Homes construction & sales agreement documents are accepted by Fulford Homes. No standard real estate contracts will be accepted in our sales environments.
- All monies and checks received from home buyers shall be made out to Fulford Construction Inc.
- Prior to completion of construction, Fulford Homes will notify home buyer and lender to set a closing date, arrange for title delivery, deed preparation, buyer inspection of property, etc. Realtors® will be contacted by the Fulford Homes Sales Representatives of these dates. This should be received approximately one month prior to the estimated closing date.
- Upon closing and receipt of final payment to Fulford Construction Inc. by the lender or buyer, Fulford Construction Inc. will pay by check, to the agent's broker, a total of 3% of the final sales price of the home. Payments are typically made directly to the Realtor®/Broker at closing.
- Fulford Construction Inc. guarantees protection of the agent/client relationship if all of these guidelines are met. We will not dispense of a Realtors® right to payment solely upon a home buyers request, for any reason. Documentation, as stipulated in Item 1, will prevail. No home sold by Fulford Construction will pay more than 1 Realtor® commission. Any conflicts will be submitted to the REALTOR Association of Southwestern Illinois® for resolution, not to exceed 3% in total commissions. All information concerning the Realtor®'s client will, at all times, be treated confidentially.
- Any second signed and approved Fulford Homes Sales & Construction Agreement contract from an individual Realtor® agent within 6 months of another signed and approved Agreement by the same individual Realtor® agent will result in a 3 & 1/2% commission to be paid in percentages as stipulated in Item 4. This will carry at any time during the year or from one year to the next. Example: A contract is written in November, 2007 and another written in March, 2008, would qualify. Any judgments regarding this additional commission will be made by the Director of Sales and Marketing for Fulford Homes, not by on site Community Sales Managers.
